How can I get a tour of one of your houses?

 
1.)  The traditional approach:  You can call Cheryl to set up an appointment and she will meet you at the house. We need at least 24 hours to give the current tenants notice we are coming over.

2.)  The spontaneous approach:   It is a long tradition at PSU that students find their own way inside houses that they are interested in renting. Want to try? It’s fun and exciting! Feel free to knock on doors and ask if the house is available for next year and if you could take a quick look around. Be polite! It helps if you shower and brush your teeth, too. Try to be cute and charming. Bring small gifts of candy or cookies. And by all means, don’t go snooping around in people’s nightstands!


When can I sign the lease? 

If a house is available for next year (there may be seniors in the house now who will be graduating), we can sign the lease immediately. The current tenants have 60 days from the start of their lease to renew for the following year.  Current tenants get first dibs on their own house. But, after 60 days, anyone qualified can sign a lease on most PSU Houses.


Do you know which houses are available for next year? 

It’s still pretty early, so check the website for regular updates.



I know which house that I want to rent. What's next? 

Act quickly! As soon as you are sure you want the house, call Cheryl immediately. The time you spend thinking about it could be the time that someone else is signing the lease on your house. To be fair to everyone, we don't “hold” houses, put a group at the “top of the list”, or take reservations. If you want a house, you must call Cheryl and repeat the following: 

1. Hey Cheryl! We have our group together and we want to rent your house at (give the address). 
2. We have our security deposit, application fees and completed applications ready. 
3. We’d like to sign the lease right now so we don’t lose the house!                                         

These are the magic phrases that will enable you to secure your house. The signing appointment must be made ASAP. Call today!


How much money do I have to bring to the signing? 

You need to bring the security deposit (equal to one month’s rent) to the signing as a good faith measure that you aren’t going to change your mind about living there. You will lose this money if you do change your mind after signing the lease.


We have most of the money but not all of it. Can we still sign the lease? 

We'll review this on a case by case basis. If you have most of the money, and need a few days to get your parents to send the balance, We can probably live with that


 
Is there anything else in addition to the security deposit that I should bring to the lease signing?

Yes. Please bring:

1.) Your driver’s license 
2.) Your checkbook (with checks inside it)
3.) A completed application form for each person (found on this website)
4.) A $20 application fee for each person (this is used to pay for credit checks etc.)


Do we all have to be there for the signing? 

That would be best. However, if someone is missing due to a schedule conflict, the lease can be signed by the rest of your group and the missing party can sign later.


Who has to sign the lease? 

Everyone who is going to live in the house must sign the lease. In addition, you will need to get one parent per person to co-sign the lease in the form of a "Parental Guarantee". After we get done signing the lease, we'll mail your house captain a copy (or copies) of the lease. Then we'll send a "Parental Guarantee" to each of your parents. Your parents can then mail the original notarized "Parental Guarantee" back to us for our files.


I’m over 18. Why do I need to have my parents co-sign the lease? 

Because we all know that students are broke. We realize that the parents are the ones paying for the housing (in most instances). If we don’t get the rent check, we can always track you down, but you don’t have any money. To get unpaid rent, we've found that parents are usually a good resource.


My parent’s won’t co-sign the lease, can I rent anyway? 

If your parents don’t trust you to make the rent payment, should we?



How long does it take to sign the lease? 

It can take anywhere from 10 minutes to an hour, depending on how quiet the group is when we meet.

Typically we will meet at the HUB to sign the lease.
